Navigating the Portland market this holiday season

Hello friends!

As we enter winter 2024, the Portland metro area’s real estate market is experiencing a mix of stability and challenges. Home prices have decreased from their peak earlier in the year, but they remain relatively high compared to historical trends. The primary issue facing buyers is the ongoing lack of inventory, especially in sought-after neighborhoods like Northeast Portland, Sellwood, and Beaverton. Despite a more subdued market, competition for well-priced homes is still strong. Buyers will need to act quickly if they find a property that meets their needs, as desirable homes continue to generate multiple offers.

On the financing side, mortgage rates have remained elevated, hovering around 7% for a 30-year fixed loan. This has led to a slowdown in buyer demand, as higher rates limit affordability. The impact of these rates is also contributing to the continued inventory shortage. Many homeowners are hesitant to sell, not wanting to give up their current low mortgage rates. As a result, those who are looking to buy in this market may need to adjust their expectations, potentially considering smaller homes, condos, or even exploring adjustable-rate mortgages (ARMs). Sellers, meanwhile, will need to be realistic about pricing and prepared to negotiate, as the higher financing costs have made buyers more cautious.

One trend that has become particularly noticeable in recent months is a shift toward suburban and outlying areas. With remote work still a strong factor for many, buyers are increasingly looking for more space, affordability, and a quieter environment. Suburbs like Tigard, Hillsboro, and Oregon City are seeing rising demand, as more buyers seek larger homes at lower price points compared to Portland's urban core. This shift is also reflected in interest in smaller cities on the edges of the metro area, such as Lake Oswego and Forest Grove, where homes offer more square footage for the price.

While winter is traditionally a slower time for real estate activity, buyers may find that they have more room for negotiation during this season. Sellers who are motivated to close before the year ends may be more willing to offer price reductions or cover closing costs. For buyers, this can create an opportunity to negotiate better terms, whether it's asking for seller concessions or making an offer below asking price. Similarly, sellers will need to be flexible, understanding that the winter months can sometimes result in longer days on market.

Overall, the Portland real estate market in winter 2024 is showing signs of resilience despite the challenges posed by higher mortgage rates and limited inventory. Buyers looking for a deal may find less competition and more opportunities to negotiate, particularly in the suburbs or in homes with desirable green features. Sellers who price their homes wisely and are open to negotiating may still be able to close successfully, even in the slower winter months.
